Sirisha Sampat is qualified as an Advocate and Solicitor from Mumbai and has an experience of 25 years as practising law professional with last 18 years of specialised and extensive practice in Real Estate and Property Law.  She has been a part of prestigious law firms such as M/s.Kanga & Co., M/s.Little & Co., and M/s.SNG & Partners.

Sirisha has demonstrated experience in advising on various matters of Real Estate such as acquisition and divestment of immovable properties, development of commercial, residential and mixed use projects, redevelopment projects, agricultural land matters, commercial and residential leases and leave and licences, joint ventures and joint developments, slum rehabilitation projects, public private partnerships, conducting due diligences of lands and properties, advising on various property laws such tenancy matters, Co-operative Society matters, RERA, Land Revenue Code, land laws, stamp duty and registration processes, conversion of leasehold to freehold land, cessed and non-cessed lands, urban land ceiling matters, etc.

Sirisha also advises on real estate related litigation & dispute resolution matters and project/construction finance, testamentary and succession laws as also advises on general corporate and commercial laws.

She routinely advises well known corporate houses, developers, high profile real estate investors, etc., on various complex matters of acquisitions of properties, development rights, redevelopment projects, etc.

Notable Work

Some of Sirisha’s notable transactions include:

  • Representing several HNIs in negotiating and acquiring uber luxury apartments in Three-Sixty West, one of the most prestigious and iconic residential towers in Worli, Mumbai.
  • Advising and representing a prominent Hospital Chain in their acquisition of leasehold rights in properties in Mumbai and Pune, structuring and documentation of the transactions, conducting title due diligences, advising on various issues involved and successfully negotiating with the opposite parties as also advising on the stamp duty aspects involved.
  • Representing a reputed developer for title certification, RERA registration and documentation in respect of an iconic tower in Worli, Mumbai.
  • Advising and representing a MCGM Tenant Housing Society comprising of more than 350 members against a reputed Developer in a matter of grant of development rights in a prime property at Wadala, Mumbai involving complex issues of municipal tenancies, development control issues, etc.
  • Representing a client for conducting an extensive due diligence and title certification in respect of 700 acres of land at Panvel, Maharashtra and advising on various issues under the Maharashtra Tenancy and Agricultural Lands Act and other land laws.
  • Representing and advising a prominent and renowned Bangalore-based developer in their acquisition of joint development rights in an integrated township at Pune alongwith conducting title diligence of the property involved.
  • Representing and advising the owner of an iconic landmark building at Fort, Mumbai in negotiating a commercial lease with ZARA for its flagship store in India.
